Banks Moving Flood-Based Mortgage Risks Out of Private Sector, Paper Finds

Mortgage providers appear to have developed a strategy to continue lending in areas where climate-change-related flood threats are on the upswing, in a development that could be hiding a growing risk in home lending, according to new research.

Faced with risks related to destructive coastal storms, lenders are lowering the sizes of their mortgages to make sure the loans are eligible to be taken on by government-sponsored home lenders like Fannie Mae and Freddie Mac, a new paper distributed by the National Bureau of Economic Research says.

The paper, written by Amine Ouazad of HEC Montreal business school and Matthew Kahn of Johns Hopkins University, says the declining availability of flood insurance makes mortgage lending more risky in parts of the country. Reduced flood coverage means homeowners are more likely to default on their loans when faced with major storm damage to their homes.

Banks that provide mortgages understand that and know government housing lender guidelines “do not rely on the on-the-ground information of loan officers and may not take into account local climate risk as accurately as the local loan officer.”

With risks rising, private home lenders “may have an incentive to sell their worse flood risk to the two main agency securitizers.” The key, the paper said, is making conforming loans, or mortgages that don’t exceed a size cap set by Fannie or Freddie if the government-sponsored enterprises are to buy them through securitization.

“After a billion-dollar event, lenders are significantly more likely to increase the share of mortgages originated and securitized below the conforming loan limit,” the paper said. The increase “is larger in neighborhoods for which such a disaster is ‘new news’, i.e. does not have a long history of hurricanes,” the researchers wrote.

By moving the risk of these vulnerable mortgages out of the private sector, government-sponsored home lenders increasingly serve as an “implicit insurer” and a “a substitute for the declining National Flood Insurance Program,” the paper said.

For this and other reasons, these types of loans put more risk in the financial system, and it could get worse. That’s because destructive storms are likely to become a bigger risk over time due to climate change. “Recent evidence suggests an increasing risk of natural disasters along the” East Coast, and recent work “predicts a doubling of category 4 and 5 storms by the end of the 21st century in moderate scenarios.”

Dealing with the impact of climate change is a top issue for the financial industry and regulators, including the Federal Reserve. The central bank has said that as part of its stress-testing exercise to ensure banks are ready to navigate trouble, financial firms must take into account severe weather events. A recent San Francisco Fed paper said banks should get credit for lending that helps ensure resilience against climate change events.

How can an important piece of architecture linger on the market for years without attracting a buyer?

That’s the question surrounding the Norman Lykes House—the last home designed by the legendary architect Frank Lloyd Wright. The classic circular home has been waiting for nearly four years in the desert for a buyer to emerge.

A few months ago, we poked around to try to figure out why the home wasn’t selling. Theories ranged from the lack of a garage to the undersized kitchen. The home’s price was steadily slashed over the years, but a buyer never materialized.

Now, the property, along with its furnishings, are headed to auction on Oct. 16. For dreamers with a love for Wright, it’s a chance to score a true classic—the no-reserve auction means that the home could go for much, much less than the current list price of $2.65 million.

According to Nate Schar, who’s handling the property for Heritage Auctions, the Lykes home has hosted various fundraisers and architectural events, while the family wrestled with the emotions surrounding the sale of the home that was once owned and loved by their deceased parents.

And the owners aren’t exactly pushing the panic button. “The auction doesn’t mean there’s any distress,” Schar added. “This is a curated piece of art.”

The home was built in 1967 using Wright’s concentric circle design and loaded with exquisite finishes, such as Philippine mahogany paneling, Italian rose-marble tile, slate floors, and walls of windows showing off the surrounding desert mountains. The soft curves were designed to contrast with the rough edges around the home.

The parents of the current owners bought the property in 1994 and invited the Frank Lloyd Wright Foundation to oversee an extensive renovation, as well as the addition of a crescent-shaped pool that Wright designed for the home but that was never built.

The result was a modernized masterpiece with three bedrooms, three bathrooms, and just over 3,000 square feet of living space configured for comfortable living, without sacrificing any of Wright’s design sensibility. The home sits on a private acre-plus lot in the upscale Biltmore area of Phoenix.

Unlike many other Wright designed homes, the Lykes home isn’t a protected landmark or listed on any national registry. According to Schar, this means that the winning bidders won’t be restricted if they want to consider any alterations. However, the hope is that a bidder who appreciates the distinctive architecture wins out and protects the place and its history.

Schar added that the Lykes home has what is arguably the best views of any house built by Frank Lloyd Wright. The city lights and mountain desert unfurl underneath the home, for spectacular views in all directions, at practically any time of day.

The live auction will happen at the home on Oct. 16. At its peak, the home was listed for $3.6 million in 2016. In a couple of weeks, its true value will finally emerge.

Beverly Hills Home of Frank Sinatra’s First Wife Listed for $8M

Records indicate this was the 90210 home of music legend Frank Sinatra’s first wife, Nancy Barbato Sinatra, the mother of the iconic crooner’s three children.

Even after the couple divorced in 1951, the elder Nancy remained an integral part of his life, which included myriad affairs and three more wives: Ava Gardner, Mia Farrow, and Barbara Marx.

Built in 1979, the home isn’t sprawling and flashy. It gives off homey and warm—yet elegant—vibes. With four bedrooms, 4.5 bathrooms, and 4,785 square feet, every inch of the home is classically appointed for both comfort and style.

Nancy Barbato Sinatra met Frank when she was 17 and he was 19. They married in 1939. Their marriage lasted for 12 years, during which time she worked as a secretary and answered her husband’s fan mail.

In the 1940s, they moved to Southern California as Frank’s movie career was burgeoning. She remained in the Los Angeles area for the rest of her life.

In July 2018, Nancy Barbato Sinatra passed away at age 101. Frank preceded her in death in 1998, but former couple had reportedly remained on good terms. When asked why she never remarried, she asked a journalist incredulously, “After Sinatra?”

Seattle Home Where Nirvana’s Kurt Cobain Committed Suicide Is for Sale

The Seattle home where 1990s grunge rock god Kurt Cobain took his own life is on the market for $7.5 million.

The lead singer of Nirvana and his wife,Courtney Love, the front woman for Hole, bought the Queen Anne-style house for $1.485 million in January 1994, according to The Seattle Post-Intelligencer. But the couple, fixtures on the city’s music scene, didn’t have the opportunity for long to enjoy the 8,200-square-foot home with views of Lake Washington.

Cobain killed himself in the greenhouse on the property on April 5 of that year.

Love had the greenhouse demolished. She later sold the four-bedroom, four-bathroom house for $2.895 million to a trust in mid-1997, according to Curbed. This is the first time that the property, which has a shingled exterior and stone accents, has gone on the market since then.

Local luxury real estate agent Aaron Freeman doesn’t believe the home’s painful past will hurt its chances of selling—or even result in a price cut.

“It will just be an interesting piece of the property’s history,” says Freeman, of Realogics Sotheby’s International Realty. He has no connection to the property. “It being in Seattle and [having a connection to Cobain], who’s an icon of the grunge era, will help it sell.”

Built in 1902, the house is located on three-quarters of an acre in exclusive Denny Blaine, an affluent east central Seattle neighborhood on the banks of Lake Washington. It features a wine cellar and a walk-in closet.

Little is known about the interior of the home, as no inside shots were included in the listing, which is held by the real estate agency Ewing & Clark. Real estate agents for the firm didn’t immediately return calls from realtor.com®.

What is known is that a detached garage and retaining wall were added to the property in 1999, according to property records cited by the Post-Intelligencer.

Property taxes on the property are estimated to be $52,000, according to the listing.

Staten Island Mansion Residents Haunted by Grisly Mob Murder

When Anna Raimondi stepped into a 140-year-old Staten Island house, she was overwhelmed by visions of brutality.

Raimondi, who said she is a medium, was sent by “The Dr. Oz Show” to investigate “paranormal activity” in the Kreischer Mansion because its current residents have reported scary, inexplicable incidents.

Slamming doors, locked rooms and audible footsteps are all regular occurrences at 4500 Arthur Kill Road, said inhabitants Liz Moreno and Rick Rispoli.

“We look at each other and say, ‘Did you really hear that,’ ” Rispoli told Dr. Oz on the episode that aired last week on Fox WNYW/Channel 5. “I usually get freaked out.”

The pair said they have even captured images of apparitions.

“We’ve caught orbs,” Rispoli adds, showing a series of photos in which a cluster of lights appears to float above a set of exterior stairs. “They move to five different locations. If you follow all the pictures, they move [in] a circle.” The residents also claim to have captured photos of “some figures in the windows.”

Eager to find out more about what happened in the home, Dr. Oz tapped Raimondi, who has investigated other murder houses for the health guru. According to the program, she knew nothing about the Kreischer Mansion before entering it.

“Wow. Somebody was dragged here,” Raimondi said upon setting foot in the house. “I’m feeling the energy. He was killed, but I feel like a stab. There’s stabbing, somebody sitting on somebody, they want him to die. This man, he did not want to die. Blood. So was all blood in here, like bloody, very bloody. Was there more than one murder here?”

She went on to later describe how a spirit “was watching and crying about the desecration of his body.” She said she had an overpowering vision of water being involved — and even pointed out the grave in the backyard.

It’s no surprise to many locals — the Kreischer Mansion is, after all, one of the most haunted spots in New York City — that the home was the site of a grisly mob murder.

In 2005, a Bonanno crime family associate named Robert McKelvey was killed by other family associates after he offended leader Gino Galestro. He also owed Galestro money. An unsuspecting McKelvey was lured to the house by the groundskeeper, mob associate Joseph Young — aka “Joe Black,” along with three other mob members.

According to reports, Young stabbed McKelvey, but that didn’t work and and the target made a run for it. Young caught up with him again and attempted to strangle McKelvey with no luck. McKelvey wasn’t able to fight off his attackers any longer and was drowned in a small pool outside. His body was left in its own blood while the mobsters grabbed a bite to eat before returning to cut up the corpse and burn it in the furnace.

Young was later convicted of the crime and sentenced to life in prison.

Incredibly, that wasn’t the only murder in the house, built during the 1880s. According to local legend, Edward Kreischer, who lived in the home during the 19th century, shot himself in the head, and a cook was murdered in the kitchen. It’s because of these crimes locals say they’ve heard a woman, thought to be Kreischer’s wife, wailing and banging pots and pans from the deceased cook.

Duggar Watch: Home of Late Grandma Duggar Lists for $489K

The Springdale, AR, home of the late grand-matriarch of the Duggar family,  Mary Duggar, is now on the market for $489,000. The mother of Jim Bob Duggar, TV star of “19 Kids and Counting” and “Counting On,” was known on the popular reality shows as Grandma Duggar.

Measuring in at nearly 4,000 square feet, the four-bedroom home has attracted a lot of lookers, according to listing agent Tom Joseph, who has held one open house for the property.

The home’s location is the one hindrance to sealing a quick deal for the Duggar-owned property, Joseph says.

The well-kept home sits on over an acre of land; any neighbors an owner might see would be way, way off in the distance. The agent even described the location as “very pastoral.” Which is all leading up to one big but.

The problem is that the big family-friendly home is smack-dab near a local landfill. Joseph said area residents may be accustomed to odiferous air due to the abundance of chicken houses in Northwest Arkansas, but this home’s south-facing views are all of landfill. Most of the comments from looky-loos he’s heard from so far have been about the looming landfill.

The agent said that if the home were just a mile north, he’d be able to bump the asking price up to around $525,000.

All that said, it’s a sweet deal for a buyer who doesn’t mind the odd sour smell every once in a while. The big brick house was built in 2005, and Mary Duggar was the home’s second owner. The interiors of the two-story home are airy and open and feature a number of upgrades. There’s new air conditioning, a new roof, and plenty of room to spread out.

According to Joseph, the true highlight may be the home’s shed, which can be used as office space in addition to housing a workspace. This makes it an ideal purchase for a contractor with a growing family.

As the agent put it, once any buyers get past its proximity to the landfill, they’ll realize, “I can get a lot of house for my money and set up shop in the shed out back.”

It’s also close to I-49, a major north-south highway, and is within easy driving distance of both Springdale and Fayetteville—the home of the University of Arkansas.

Mary Duggar passed away at the age of 78 in early June, after an accident at her home. She made frequent appearances on the Duggar reality shows over the years and was mourned by her many grandchildren on social media following her death.

Padres Star Manny Machado Scores Coral Gables Mansion at Huge Discount

San Diego Padres superstar Manny Machado has demonstrated All-Star skills in real estate. The Miami native purchased a posh Coral Gables, FL, property for $11.3 million, about half of the original asking price, the Real Deal reported.

The mansion first came on the market in 2016, with an asking price of $22 million. But without a buyer, the price slowly came down over the years—way down. The home was most recently offered for $13.4 million.

Which must have been enough to entice the infielder, who scooped up the waterfront home for an even lower amount. 

Built in 1994, the custom abode is located in Tahiti Beach, which is an exclusive gated community. The 8,305-square-foot home sits on almost an acre, and offers 121 feet of water frontage.

A four-time All-Star, he wasn’t able to lift the team out of the NL West basement in 2019.
