Unfinished $30M Mansion in L.A. Is This Week’s Most Expensive New Listing

An unfinished, Old World-style mansion in Los Angeles recently landed on the SoCal luxury market. Listed for $30 million, it’s this week’s most expensive new listing on realtor.com®.

The massive mansion, billed as “Chateau Philippe,” takes its architectural inspiration from France. It offers eight bedrooms, 10 bathrooms, and every upscale amenity a SoCal Francophile might desire.

A 2016 post on the Homes of the Rich website billed it as a “newly built” French chateau. The price listed at the time was the same as it is today.

Now, four years later, the home’s photos appear to show a few rooms in need of finishing touches. The listing notes that the home is “soon to be completed.”

Inside the Bel Air gates, the residence has 18,000 square feet of interior space and offers a formal entry with a grand staircase that leads to a great room, dining room, and entertaining spaces. French doors open outside. 

Herringbone flooring, marble, walls of windows, and hand-carved finishes can be found throughout. 

The posh property, of course, offers a wealth of luxe features, including a grand ballroom, game room, gym, theater, library, cigar room, and wine cellar. Along with a gourmet kitchen, the layout includes a butler’s kitchen and pantry for entertaining. 

An underground bonus room could be transformed into a recording or dance studio, the listing suggests.

The deluxe owner’s suite boasts a fireplace, wet bar, two walk-in closets, a balcony, and an adjacent bathroom with water closets, built-in vanity, clawfoot tub, and state-of-the-art showers. The other bedrooms in the main house have en suite bathrooms.

Other features of the property include a separate guesthouse and staff quarters.

Most intriguing, the listing adds that the home has been “Designed, built and finished under direction of [a] feng shui master” and that the “harmonious floor plan creates an undeniable sense of chi.”

As long as a buyer has an undeniably large bank account, this almost finished chateau might be an ideal landing spot.
