Back in the mid-1990s, the legendary actor and director Robert Redford scooped up a ranch in Charleston, UT.
The rustic (yet refined) property is just a 15-minute drive north of Sundance, UT, where he famously founded the Sundance Mountain Resort and Sundance Institute, which organizes the Sundance Film Festival.
Known as Horse Whisper Ranch, the 30-acre parcel—which Redford transformed into a horse ranch—is now on the market for $4.9 million.
The offering includes four buildings: a 1,460-square-foot cottage with two bedrooms) a 1,996-square-foot garden/hobby house, a wood shop spanning 3,200 square feet, as well as a garage to store boats and an RV. Horse riding facilities include a pasture, hay barn, four-stall breezeway barn, and covered horse stalls.
In terms of interested buyers, “We’re seeing horse lovers, nature lovers, and those who want people to come visit them [here],” says one of the co-listing agents, Jaisa Bishop, of Windermere Real Estate/Luxury Portfolio International.
In reference to the property’s numerous buildings, she calls Horse Whisper Ranch a “horse ranch with a compound situation.”
Despite the property’s A-list pedigree, the homes on the property aren’t exactly fancy.
“The buyer’s going to be more wowed by the property and the location,” says Bishop. “It’s a quaint, sweet cottage, and the property that surrounds it is exceptional.”
The main cottage has been updated, with features like granite countertops in the kitchen.
“We believe that whoever buys it will improve it. Right now, it’s a working horse ranch,” Bishop says, citing the potential for a buyer to build even more structures on the property.
What makes this property unique is the amount of land included, as well as the location.
“There has been so much growth that ranches and farms have been diminished,” says Bishop.
Northern Utah—where land and water activities are right outside one’s front door—has been attracting a lot of interest from buyers lately. The effect of the pandemic on housing is clear in this relatively sparsely populated part of the country.
“A lot of [potential buyers] I’ve seen are people from California and the East Coast. They realize they can work anywhere and have peace and quiet, a sanctuary,” Bishop adds.

“The pace of life [there] is much slower,” says Steve Mavromihalis of Compass, who is working on the listing along with Bishop.
He notes that “There’s nothing you can’t do here,” including parasailing at Deer Creek Reservoir across the street.
According to Bishop, “You can literally walk across the street and fish each morning,” in the Provo River.
Midway (pop. 5,000) is a nearby town like “what you imagine America in the 1950s or the 1920s,” says Mavromihalis, who adds that it hosts Swiss Days each September.
In Charleston, which is home to just over 500 residents, he says, “Everyone knows each other. It’s a quaint and warm community.”
After owning it for about 25 years, Redford is unloading the property in order to simplify.
“He has a big horse ranch at Sundance and he’s consolidating his herd,” says Bishop. “Now he can have all his horses at his main ranch. He loves Utah—the land and the pace in Utah—and he loves horses.”
